Festival let: lovely traditional two bedroom flat near

I'm letting out my lovely two bedroom Newington flat at £976 per week, or £175 a night for shorter stays. The Space Living room The living room has two double sofas, and luxurious rug. There's a TV with terrestrial TV and an Apple TV for Netflix. There's also a gas fire (though hopefully you won't need that!). Bedroom 1 A king-sized bedroom, with a large cupboard, chest of drawers, armchair, and a desk and chair. The window has traditional Edinburgh style shutters to make sure you have a peaceful night's sleep. Bedroom 2 A double bedroom, with a cupboard, desk and chair, and bedside drawers. Bathroom A newly fitted (2015) bathroom in a traditional Edinburgh style. Has a bath and shower. Dining room / kitchen A large dining / room kitchen with a table and 5 chairs. The kitchen is fully equipped with gas hobs, a fan oven, a George Foreman grill, blender, and so on, as well as all the crockery and cooking implements you might need. There's also a pantry, which has an iron and ironing board, and other supplies. Guest Access The entire flat is available apart from a small store room and a cupboard in the hallway that I use to keep my things. You'll have two sets of keys, so you can come and go separately if you wish. Interaction with Guests Your stay will be hosted by Lindsey, who also manages a 'Superhost' rated property nearby. Lindsey will meet you on your arrival to welcome you and show you around - she's a proper Scot and veteran of many festivals, so she'll be able to give you good tips! For longer stays, Lindsey can visit to change the linen and check if you need anything. The Neighbourhood The best thing about Newington is the combination of being in the thick of things, but also next to the best green space in Edinburgh. It's a short walk to most of the main festival venues (Pleasance, George Square, Cowgate, etc), and just a bit further or a short bus ride to the rest (e.g. the The Stand and the other New Town venues). However, the beautiful Arthur's Seat set in Holyrood Park - my favourite place in the city - is also just 10 minutes walk away. You can lose yourself for hours up there - take a picnic and enjoy the stunning views across the Firth of Forth into Fife and beyond.
