Large double room in new build flat Leith (no couples) in Edinburgh, Midlothian for sale

Hi, I’m looking for a female, professional, quiet, non-smoker to rent my spare room. It’s a nice double room with a built in double wardrobe and king size bed. The flat is in a new build development just off the bottom of Easter Road with residents parking and access to a great shared garden. The number 1 bus route passes the end of the road to go into town, or it’s just 5 mins to Leith Walk for all other bus routes. There is a Tesco just over the road too. I’m ideally looking for a flatmate over 28 who is friendly, clean, sociable but doesn't want to have any wild parties as I have very early starts during the week! I’m a 32 year old female who works in marketing for a large financial company in town. I also have 2 horses so am up and out at the crack of dawn, and not usually home till after 8ish most evenings. The flat is 2 bed, 2 bath with an open plan living room/kitchen. There is also a secure bike store. The rent is £500 a month which includes all bills, council tax, factoring, sky TV (inc. movies) and Wi-Fi. I also have 3 cats who are very friendly but spend most of their time out outside (they have a cat flap out to the garden) so an animal lover is essential.
