Big double room in quiet flat near ringroad in Edinburgh, Midlothian for sale

Flat: It has two double rooms, mine has an en-suite shower and toilet, and yours gets use of a bathroom with bath, shower and toilet off the hall. I'll be paying slightly more rent than you. The room has a built in wardrobe, and the flat has a decent amount of other storage space. There's also a kitchen with fridge, freezer, washing machine, gas hob, oven etc and a large open plan lounge/dining area. The flat has a modern gas boiler so bills come in about £40pcm each. Council tax would be £80pcm each, unless you're a student, in which case I'll ask you to chip in £40pcm. Location: The flat is on the ground floor in a 3-floor block in Fairmilehad, which is a mile inside the ringroad on the south side of town. The area is very quiet and peaceful, Pentland Drive is a cul-de-sac so little traffic. There is off-street parking. It's 5 mins walk to a big Morrisons and there's good bus links to the city centre. There's a small park just across the road, and the pentlands are a couple of miles away. Sharer: You'd be sharing with me. I'm a 28 year old professional, working for a small scientific instrument company based in Blackford. I'll be working 9-5 or likely a bit more. Outside work I like rock climbing, mountaineering and hillwalking. As a flatmate I'm generally quiet and laidback. I keep the place fairly tidy, but I'm not a neat freak. I won't be having drunken flat parties or anything like that, but I'm not adverse to having people round for dinner and so on. I've been living in rented flats for a decade with no complaints from flatmates or landlords. I don't smoke, and I don't have any pets. Agent and Landlord: The letting agency says no smokers and no pets. They will also want references from your employer and previous landlord, a credit check, and, if you are not employed full time, a guarantor. The landlord is friendly and lives locally. We don't see or hear much from either of them most of the time. Veiwings: I get back from work about 7pm most evenings, and could show you around after that. I could also do weekend viewings.
